A NOTE ABOUT HOW THIS ALL WORKS:

 

For those of you new to New York City's Real Estate game, here are few things you should know about navigating this complex system, and the requirements for applying for a lease. 

 

1.  You should begin start your apartment hunt no more than TWO WEEKS before your ideal move-in date.  The inventory changes over rapidly, so if you start looking too early the apartment might not be available for when you need it. 

 

2. Organize your paperwork before you start viewing apartments.  That way as soon as you see your ideal room you will have a jumpstart on getting your application in. 

 

FINANCIAL REQUIREMENTS:

 

If you are applying without a guarantor here's what you'll need:

     1. Credit score above 680 (must be a US credit score)

     2. Two (2) recent paystubs that show proof of annual income (40X the rent of your room)

     3. Tax returns & Bank statements

     4. ID

 

If you are applying WITH a guarantor here's what you'll need:

   1. Guarantor's credit score above 700 (must be a US credit score)

   2. Two (2) recent paystubs that show proof of annual income (80X the rent of your room)

   3. Tax returns & Bank statements

   4. ID
